Background
Prometeia, a leading financial consulting and data analysis company, decided to centralise its Bologna offices into a single modern and sustainable building. The new headquarters are a benchmark for innovation and efficiency in the advanced tertiary sector.
Cefla has adapted its Global Service, creating a turnkey solution for managing the entire facility: this led to a partnership that has now been successful for six years.
Challenges
- Integration of complex systems Coordinate the installation of mechanical, electrical and special systems in a multifunctional building, ensuring maximum operational efficiency.
- Completion times Adhere to a tight schedule to allow the company to start operating on time.
- Sustainability objectives Achieve high energy and environmental standards to obtain LEED® Gold certification.
Project Tasks
Cefla Engineering was responsible for:
- The design and construction of HVAC, electrical, plumbing and special systems.
- The implementation of a BMS system for monitoring and managing the systems.
- The adoption of technological solutions aimed at energy saving and environmental comfort.
Implementation
The project, completed in 2020 on schedule and to the expected standards, has transformed Prometeia's headquarters in Bologna into an example of a modern, efficient and sustainable office building. The project, based on functional criteria and maintaining the building's intended use, involved preserving the underlying structure, renovating the facades, upgrading the systems and fire prevention equipment, replacing the finishes and carrying out structural restoration work.
The north façade, entirely glazed with advanced materials and technologies to maximise energy performance and aesthetics, overlooks the main open-plan spaces with workstations and several meeting rooms. The south façade houses the vertical distribution blocks, technical rooms and toilets, with preserved original light stoneware cladding and ribbon windows. A new raised floor has been laid on all floors above ground level, with carpet and wood finishes; on the ground floor, there is stoneware and wood slats in the meeting room, as well as new mineral fibre and plasterboard false ceilings.
The functional layout remains unchanged: the basement floors house parking spaces, technical rooms, archives, storage rooms and warehouses; the ground floor has a hall, a refreshment area, offices, meeting rooms and an access ramp. From the first to the fifth floor, the spaces are mainly open plan, interspersed with closed offices and meeting rooms with glass walls. The service blocks are located on the south side, together with the technical rooms and service areas for work activities.
