Background
The building, which has seven floors above ground and three basement floors, features spacious executive offices and meeting rooms.

Project Tasks
Cefla has carried out:
- Replacement and upgrading of thermo-mechanical systems, improving energy efficiency and environmental comfort.
- Implementation of a Building Management System (BMS) for centralised control and monitoring of the systems.
- Installation of electrical and special systems, including safety and lighting systems, in compliance with current regulations.
Implementation
Completed in 2019, the project was delivered on schedule and ensured business continuity. Cefla's integrated approach effectively coordinated the various phases of the project, ensuring high standards of quality and performance.
CLIMATE CONTROL
On the roof of the offices, 12 external units of 45 kW and one of 56 kW power the internal units, providing heating and cooling. Two rooftop units treat 20,000 m³/h of outside air. In the lobby, floor panels support the internal units in winter. Via Pantano side (residential units): Floor panels air-condition the residential units, with towel warmers in the bathrooms. They also operate in summer with water at 18°C to prevent condensation and cool the air. A 7,000 m³/h rooftop unit and fan units with heat exchangers manage air exchange and humidity. The water for the panels and towel warmers is produced by a multi-purpose unit and distributed by pumps in an underground plant.
DOMESTIC HOT WATER PRODUCTION
Porta Romana side (Unipol offices): A direct expansion machine produces domestic hot water at 50°C. Via Pantano side (residential units): The multi-purpose unit produces domestic hot water at 50°C.
SMOKE DETECTION SYSTEM
The SIEMENS system, managed by two control units, monitors 500 detectors and 24 air analysis modules.
BMS SYSTEM
Two BMS systems manage the building, one for the offices and the other for the common areas of the residential units.
PHOTOVOLTAIC
Photovoltaic panels on the office roof produce almost 10KW.
FIRE PREVENTION
The access ramp and underground car parks are protected by a sprinkler system, with UNI45 fire extinguishers and hydrants throughout the building.
