Background
COIMA is an Italian company active in the management and development of real estate assets. As part of the redevelopment project for the Porta Nuova area in Milan, COIMA has appointed Cefla to build technological systems for office buildings, with the aim of ensuring high standards of energy efficiency and environmental sustainability.
As with all systems installed in structures of considerable height, the systems were distributed from the bottom upwards and, as there was not enough space available inside the vertical shafts, Cefla opted for a solution featuring sub-central units located on each level of the tower.

Cefla oversaw the design and construction of:
- Mechanical, electrical and special systems designed to ensure high energy efficiency and environmental comfort.
- Automation and control systems for optimal plant management.
- Innovative solutions for reducing energy consumption and emissions.
Implementation
The project was completed successfully, on time and within budget.
Cefla's systems guarantee high energy efficiency and sustainability. The building offers excellent performance, with an output of approximately 6 kW for every kW consumed.
In addition to photovoltaics and an automatic shading system, the heat pump air conditioning system uses groundwater at 15°C to cool in summer and heat in winter, without noisy machines.
The water is drawn from wells and distributed through a 1.5 km underground ring, upgraded with polypropylene pipes. The system achieves an efficiency of over 85% compared to natural gas, thanks to the recovery of cogenerated thermal energy, classifying it as High Efficiency Cogeneration.
Cefla's turnkey supply includes thermal connections for heating and cooling plants. Lighting is provided by high-quality light fixtures and chandeliers, with LED installations in the square in front of the building.
