The shopping centre is part of the ‘Non-Residential Urban Development Plan’ developed within the G.R.A. (Rome's ring road) and is organised around a large square covering 15,000 square metres, which is intended for cultural, recreational and commercial events.

Background

Maximo is part of the Urban Regeneration Plan for the Laurentino district in Rome and is one of the capital's largest shopping centres. The complex houses 155 shops, a multiplex cinema, a food court and underground parking, offering a complete shopping and entertainment experience.

A project characterised by a remarkable level of integration between architectural, structural and plant engineering aspects and innovative technologies for Italy.

    Implementing advanced technological solutions to reduce environmental impact and improve the energy efficiency of the entire complex.

Project Tasks

Cefla delivered a complete project, taking care of:

  • Design and construction of thermo-mechanical systems, including air conditioning, heating and ventilation systems.
  • Installation of a 1.2 MW electric trigeneration plant for the combined production of electricity, heating and cooling.
  • Construction of a 500 kWp photovoltaic plant for the production of electricity from renewable sources.
  • Implementation of automation and control systems for intelligent plant management.

Implementation

The project was completed in 2020, on schedule and allowing the shopping centre to open on time. Cefla's integrated approach optimised the design and construction phases, ensuring high standards of quality and performance.
The trigeneration plant, for the simultaneous production of electricity, heating and cooling, consists of a cogeneration plant (two Jenbacher cogenerators and associated heat recovery generators), a heating and cooling plant (two methane-fired hot water generators and two absorption chillers) and two cooling plants (two electric refrigeration units in each plant).
The trigeneration system, which is fully integrated into the shopping centre, supplies the condominium users with basic electricity (the remainder is purchased from the national grid) and all their thermal (hot water) and cooling (chilled water) energy requirements. The trigeneration system also includes a water storage, treatment and pressurisation plant for domestic cold water and well water for technological use. The complex has been awarded environmental sustainability certification in accordance with Breeam standards.
The efficiency of the trigeneration plant is such that the customer, PARSEC 6 S.p.A., benefits from long-term economic advantages recognised by Cogenerazione Alto Rendimento (C.A.R) and the Energy Efficiency Certificates (White Certificates) market, not to mention the positive impact on the shopping centre image in terms of energy savings and environmental protection.
