Background

Centergross is Europe's largest B2B commercial district for Italian ready-to-wear fashion. Founded in 1975, it is home to over 400 companies and is a benchmark in the sector. Efficient infrastructure management is essential to ensure operational efficiency and safety for all businesses operating within the district.

The construction of Centergross and subsequent management of the complex was one of Cefla's first major projects in the technological systems sector.

Challenges

    Coordinating maintenance across such a large area, with a multitude of buildings and facilities, requires careful planning and dedicated resources.

    Ensuring uninterrupted operation of facilities, minimising downtime and guaranteeing operator safety.
  • Energy efficiency
    Optimising facility performance to reduce energy consumption and emissions, in line with the district's sustainability goals.

Project Tasks

Cefla has implemented a comprehensive facility management service that includes:

  • Routine and extraordinary maintenance of electrical, mechanical and special systems.
  • Management of air conditioning systems, ensuring optimal environmental conditions for commercial activities.
  • Maintenance of plumbing and fire prevention systems, ensuring building safety.
  • Permanent technical support with specialised personnel for daily infrastructure management.

Implementation

The service, launched in 2021, is delivered by dedicated technical teams with digital monitoring and management systems, improving operational efficiency and user satisfaction.
The facility has 49 thermal power plants with 55 MW for heating, and Cefla manages block 5A for cooling with 180 kW.
Maintenance also covers electrical substations C1 and C5 with 630 kVA transformers, ensuring the efficiency and safety of the systems.
The blocks are powered by the electricity company, but Cefla ensures efficient and safe systems.
We also manage the internal road lighting.
