Context

The elliptical shape of the building and the striking external structural grid highlight sustainability as the main strength of the design.
The double-skin façade is an integral part of a bioclimatic system that optimises the thermal performance of the interior spaces, minimising energy consumption for air conditioning and ensuring a pleasant environment for users. The stunning views contribute to improving user well-being.

The external supporting structure of the tower supports the striking double-skin façade, which facilitates the continuous exchange of light and air between the building and the outside, improving thermal comfort and the healthiness of the spaces.


Challenges

    Integrating strategies for reducing energy and water consumption, with rainwater recovery, the use of low-impact refrigerants and natural ventilation.

Intervention

Unipol Tower stands out for its strategy aimed at reducing water and energy consumption, thanks in part to the photovoltaic field on the roof and the use of groundwater. Cefla has carried out:

  • Routine and extraordinary maintenance of heating, refrigeration, electrical, plumbing and special systems.
  • Management of fire prevention systems, UPS, generator sets, automation and controls.
  • Supervision via CMMS and updated technical documentation.
  • Targeted energy efficiency measures, including extraordinary maintenance projects to reduce consumption.

Realisation

Cefla provides Unipol with an efficient, flexible and responsive Global Service covering a wide range of technological systems:

  • heating and cooling (winter and summer air conditioning, ventilation);
  • water and sanitation (hot and cold water, irrigation);
  • electrical and lighting (artificial and safety);
  • regulation and supervision systems;
  • fire-fighting systems and equipment;
  • motorised doors, barriers and curtains, automatic gates;
  • solar thermal and photovoltaic systems;
  • lifelines;
  • other mechanical, electrical and special systems;
  • electricity generation (photovoltaic);
  • uninterruptible power supply (UPS);
  • emergency power supply (generators);
  • fire prevention (smoke detection, public address system);
  • fire protection (fire hydrants, fire extinguishers) and escape routes.

Unipol Tower was built in accordance with the LEED V4 BD+C 2009 for New Construction sustainability protocol, to achieve the “Platinum” rating.
